Using DeedMapper For Legal Work

DeedMapper is designed for working with historical deed descriptions, and is an outstanding product in that regard. However, it does not have the capabilities (or complexity) of software used by surveyors, and it was not designed to address the needs of the legal profession.

While DeedMapper might be helpful in gaining a broad view of a legal question, the following product characteristics may limit its usefulness:

• DeedMapper does not draw arcs. Historical deeds did not contain arcs, while modern surveys often do.
• Parcel corners are located to the nearest 20 inches. Again, this is plenty accurate for historical work, but surveyors today can locate property corners to within a fraction of an inch. The 20 inch resolution value also affects the accuracy of DeedMapper's calculation of parcel area.
